Mannavilla LTD Construction Update: Building Excellence in Owerri
One of the most important assurances any off-plan buyer needs is evidence that the project they have invested in is actually being built on schedule. At Mannavilla LTD, we are proud to share that construction is progressing well and remains on track for our June 2025 completion target.
Where We Are Today
As of the latest site assessment, Mannavilla LTD is over 60% complete. The structural work across all four blocks is fully in place. Internal finishing — brickwork, plastering, screeding and plumbing rough-ins — is well advanced on the lower floors, and the high-rise block's lift shaft is complete. The estate road network and gate structures are also taking shape.
What Remains
The remaining work covers final internal finishing across upper floors (tiling, fitted kitchens, bathroom fixtures, POP ceilings with Bluetooth speakers), electrical and smart home (Alexa) installation, external landscaping, the swimming pool and gym fit-out, and final commissioning of the water treatment plant and power systems.
Why This Matters for Buyers
Buying at this stage of construction means you are entering at a price point that will not be available post-completion. The outright price for the 2-bedroom unit is currently ₦180 million — a price that will not hold once keys are being handed over. Historical precedent in Lagos real estate shows that well-executed estate developments on premium streets can appreciate 20–35% between the 60% construction stage and post-handover.
